You cannot see, smell or taste Radon; however, it may be a problem in your home or a property you are purchasing. Radon is a radioactive gas that comes from the natural breakdown of uranium that is found in nearly all soils. This gas moves through the earth and enters buildings through cracks and/or holes in foundations and floors and accumulates.

The Environmental Protection Agency (EPA) and Surgeon General have identified Radon gas as the second leading cause of lung cancer in the United States. Living in a home with elevated radon readings for a long period of time significantly increases your chances of contracting the disease. The risk is even more pronounced if you smoke or have ever smoked.

New Construction Inspection

New Construction Inspections PANew homes and homes under construction should be inspected regardless of whether they will be conveyed with a builders warranty.  The inspections that are completed by local code enforcement officials are focused on a narrow set of code compliance issues and are not nearly as broad or inclusive.  Our inspectors routinely observe structural, heating, cooling, roofing, exterior, plumbing, and interior defects in new homes that go unnoticed by both the builder and buyer until they become a significant problem.  ValueGuard offers a 3-phase* new construction inspection process.  While ValueGuard can perform its standard comprehensive building inspection prior to settlement and produce a full written report detailing the inspector's findings, defects that may be apparent before the walls are covered would go undetected.  That is why ValueGuard recommends a 3-phase new construction inspection approach.

*Please note: we will match your new construction inspection with the current stage of building completion. For example, we can start with Phase 2 if the framing has been completed.

The 3-Phases of New Construction Inspections

Phase 1

The inspector will visit the property when the foundation has been poured, but prior to back-fill and inspect the foundation, footings, basement slab preparation work and foundation drainage system.  The inspector's findings will be detailed in writing and provided to you the next day.

Phase 2

The building will be inspected prior to the installation of the insulation.  The inspector will examine the framing, sheathing, roofing materials, and the rough electrical, heating and plumbing work.  Again, the inspector's findings will be detailed in writing and provided to you the next day.

Phase 3

When the building is completed, the inspector will inspect the exterior, roof, gutters, chimneys, flashing, siding, trim, doors and site. He will also inspect the finished heating, cooling, electrical, plumbing and interior systems.  A ValueGuard comprehensive written report is supplied after this stage of the inspection process.  This report generally ranges form 18-30 pages.

Termite - Wood Destroying Insect

ValueGuard will assist you in scheduling an appointment with licensed specialists to perform comprehensive inspections for termites, carpenter ant and the other wood destroying insects.  We generally schedule the termite inspection at the same time as the home inspection.

Water

A complete range of water testing services is available from ValueGuard. Collected water samples are tested against county, FHA and other applicable standards. The water potability is a test that will check the quality of the water (levels of bacteria, nitrite, color, odor, PH etc).

Well Certification

ValueGuard provides complete analysis of the performance of on-site wells. Full pumping equipment information is identified, including pump and tank model, horsepower and voltage.  Flow test information, including pump flow rate, well yield, length of test, static level, pumping level, drawdown and pressure setting.  The condition of the equipment and well is provided. A trained well technician performs all testing.

Septic - On-Site Sewage Inspections

ValueGuard provides a full range of testing options for septic systems and cesspools.Septic Certification and Inspection Pennsylvania  ValueGuard utilizes the Pennsylvania Septage Management Association Guidelines for its scheduled septic inspections.  These guidelines are the product of collaboration between Penn State University and the septic industry.  In this inspection, the tank will be located and the cover excavated to facilitate an inspection of the inside of the tank, baffles and water level.  The inspector will locate and probe the absorption fields to determine if they are "holding" water, which would indicate a potential problem. 

If the home has been vacant for a period of 7 days or longer, a hydraulic load test is required or if the absorption field is "holding water" as noted above.  This test involves the introduction of a prescribed volume of water into the system and recording how much water is absorbed over a 24-hour period.  Additional water is introduced the second day and monitored again.  The inspector will then be able to determine whether or not the system is functioning properly.

Structural & Civil Engineering

If necessary, ValueGuard will send a licensed professional engineer to evaluate the integrity of foundations and the other structural components of the home. Of course, a full written report describing the problem and the recommended repair strategies is always provided. ValueGuard can also provide civil engineers to help with complex lot and/or soil problem and issues associated with ponds, rivers, lakes, docks and seawalls.
